$50/month for 500 mbps of high-speed internet, already installed in the unit and ready to use!

Positioned right above one of the most popular co-working spaces in town, Youngblood Coffee, and steps from other remote work-friendly places such as the Fargo Public Library, Prairie Den, and five other coffee shops, RoCo Apartments are a remote worker’s paradise. Feel like staying in? Two-bedroom floorplans offer spacious set ups to separate your workspace from home life!

We use a Ratio Utility Billing System (commonly known as a RUBS program), which is a method for allocating master billed utility expenses to residents of a multifamily community. Rather than simply taking the bill and dividing it by the number of units, RUBS considers the square footage of a unit, and the number of residents. This does not include any common areas, hallways, or garage areas. The tenant would only be responsible for the square footage and occupancy of their unit. The vendor who will be providing these billing services is Yardi Energy Services (YES). When the new billing services begin, you will receive contact information and can reach out to YES for any questions or concerns regarding your bill

Fargo's rental map runs from the historic, restaurant-dense core along Broadway to college-adjacent blocks near NDSU, and each stretch has a different rhythm. These neighborhoods stand out for renters:

Downtown Fargo

Downtown Fargo is the walkable core where RoCo Apartments sits one block from Broadway with a Walk Score of 93. Residents here trade a yard for ground-level retail, weekend foot traffic from events like the Red River Market at Broadway Square, and a garage that doubles as market parking on Saturdays. It is the neighborhood for renters who want coffee, dinner, and evening plans within a two-minute walk of home.

Roosevelt/NDSU

Roosevelt/NDSU sits between downtown and North Dakota State University's main campus, mixing historic homes with student-heavy rentals. The area suits renters who split time between campus and downtown nightlife, since both are a short bike ride apart. It is one of the more walkable, established stretches of the city outside the downtown core itself.

Horace Mann

Horace Mann runs along the Red River on Fargo's north side, where wooded streets lead down to the Red River Trail for fishing, kayaking, and paved-path walks. The neighborhood pairs river access with a short drive back to downtown, appealing to renters who want more outdoor space without leaving the city. Established homes and mature tree canopy give it a different feel from taller buildings downtown.

Hawthorne

Hawthorne offers some of the more affordable rental stock close to downtown, without the premium attached to a Broadway address. It is a practical choice for renters who want proximity to the city center on a tighter budget. The trade-off is a slightly longer walk to the restaurants and shops that surround RoCo Apartments.

Fargo pairs a walkable downtown core with a metro-wide network of paved river trails, a combination not every city its size can offer. Whether the draw is the outdoors, the job market, or the Scandinavian roots of the neighborhood, here is what sets it apart:

Red River Trail Network

Lindenwood Park, at roughly 91 acres, anchors a paved trail system that links downtown to miles of riverside path for walking, running, and kayak launches along the Red River. From RoCo Apartments, residents can be on the trail network in minutes rather than driving to a trailhead. The combined paved route running north from Lindenwood covers over five miles one way, giving runners and cyclists real distance to work with.

Scandinavian Heritage Downtown

Fargo's Nordic roots show up a few doors from RoCo Apartments at the Sons of Norway Kringen Lodge, which still serves a traditional Sunday lutefisk lunch. That kind of heritage institution, sitting inside walking distance of a downtown apartment, is not something every Midwestern city can claim. It gives the neighborhood a texture that goes beyond new construction and chain restaurants.

A Tech and Healthcare Employer Base

Fargo is home to a Microsoft campus on 42nd Street South, Sanford Health's downtown Broadway clinic, and Noridian Healthcare Solutions' company headquarters, giving the city an employer mix that spans tech, healthcare, and insurance administration. RoCo residents working in any of these fields are typically minutes from the office rather than facing a suburban commute. That density of employers in a city this size is part of what keeps rents and commute times manageable.

A City-Sized Metro Within a Short Drive of Minneapolis

Fargo functions as its own regional hub, but Minneapolis is still reachable in about three and a half hours by car for residents who want a bigger city on occasion. Locally, most errands and appointments in Fargo itself take only minutes to reach by car or bike. That balance of a self-sufficient city with an occasional big-city road trip is part of the appeal for renters who grew up in either a bigger or a smaller place.

RoCo's spot one block off Broadway puts residents inside Fargo's densest cluster of restaurants, galleries, and river-trail access. Popular attractions nearby include:

  • Fargo Theatre
  • Plains Art Museum
  • Broadway Square
  • Red River Market (Saturdays, July through October)
  • FARGODOME
  • Red River Zoo
  • Lindenwood Park and the Red River Trail
  • Youngblood Coffee Roasters
  • Sons of Norway Kringen Lodge
  • North Dakota State University campus

From RoCo Apartments, most of this list is a walk or a short bike ride away, with the Red River Zoo and FARGODOME being the two that call for a quick drive.

RoCo sits inside the same downtown blocks as several of the region's largest employers, with quick access to I-94 and I-29 for anyone commuting further out. Major employers within an easy commute include:

  • Sanford Health (Broadway clinic in downtown Fargo)
  • Essentia Health-Fargo
  • Microsoft (Fargo campus)
  • North Dakota State University
  • Noridian Healthcare Solutions (headquartered in Fargo)
  • Aldevron, a Danaher company (Fargo biotech headquarters)
  • Bell Bank (headquartered in Fargo)
  • Doosan Bobcat North America (headquarters in nearby West Fargo)
  • WEX Health (offices in nearby West Fargo)
  • City of Fargo
  • Rasmussen University, Fargo campus

For residents who work downtown, RoCo's location on Broadway means the commute is a walk rather than a drive.

At RoCo Apartments, daily life in Downtown Fargo comes with:

Rooftop Dog Run and Pet Wash Station

RoCo's rooftop dog run gives pets their own space above the city, and the on-site pet wash station means cleanup happens before anyone tracks through the hallway. The pet policy allows two pets per household with a 175-pound combined weight limit and no breed restrictions. For renters who plan their day around a dog, this pairing of amenities is one of the more unusual setups among Downtown Fargo apartments.

LATCH Smart Access with Apple Watch Unlock

Every entry point at RoCo uses the LATCH smart access system, which unlocks from a phone or an Apple Watch instead of a traditional key. Packages are handled through the Butterfly delivery system, which notifies residents the moment something arrives in the secure package room. Together, these systems cut down on the small daily friction points of apartment living.

Connected Parking Garage with EV Charging

The Roberts Commons parking garage connects directly to the building, so residents avoid an outdoor walk across a lot during a Fargo winter. As part of the Roberts Commons energy project, the garage includes electric vehicle charging stations alongside efficient HVAC systems. It is the same garage that serves as designated parking for the Red River Market on Saturdays, putting RoCo at the center of one of downtown's biggest weekly events.

Fireside Clubroom for Cold-Weather Gathering

The clubroom's fireplace gives residents a gathering spot that does not depend on good weather, which matters through a North Dakota winter. It works for a planned resident event or simply a change of scenery from a smaller studio. Combined with the rooftop patio for warmer months, RoCo residents have indoor and outdoor shared space no matter the season.
